Zoning Permit
A Zoning permit is required when any of the following is proposed:
Change the use of a property.
Variance
Adjust property lot lines.
Signs.
New construction or additions.
Parking.
Complete demolition

Building Permit
A building permit in Philadelphia is required when proposing any of the following:
Alteration or Addition to an existing space.
New construction /Changes the interior or exterior of an existing structure.
Minor demolition - Non-load bearing walls
Major repairs that aren’t part of regular maintenance.
Signs.

Mechanical Permit
A Mechanical permit is required when any of the following is proposed:
Heating, venting, and air conditioning.
Ductwork.
Commercial kitchen hoods.
Equipment and piping that use natural gas.

Electrical Permit
An Electrical permit is required when any of the following is proposed:
Installation. / Alteration.
Renewal. / Replacement./ Repair
You’ll need a separate solar permit for solar installation
You’ll need a separate PECO permit for meters

Plumbing Permit
A Plumbing permit is required when any of the following is proposed:
Installation. / Alteration.
Renewal. / Replacement. / Repair.
You need separate permits from the Philadelphia Water Department (PWD) for connections to the water main or sewer and for water meters.
All disturbances to the City sidewalk need a Streets Department footway permit.
All fixtures used for food preparation must follow the requirements of the Department of Public Health.
Large hot water heaters require a permit from the Department of Public Health

Demolition Permit
A demolition permit is required when any of the following is proposed:
A demolition permit is required in Philadephia if you are removing 2/3 or more of the structural framing, or exterior.
The contractor listed on the permit is required to have a special license (classified as class A or class B)

Execvation Permit
As of January 1, 2023, Philadelphia requires excavation permits prior to applying for the building permit.
You need an Excavation Site Permit for any excavation that results in a cut, trench, or depression that is five feet below an adjacent grade.
A Philadelphia-licensed excavation contractor must perform all excavation work.

EZ Permit(s)
You can obtain an EZ permit for some construction and renovation projects. EZ permits do not require you to submit plans. Find out if your project qualifies for an EZ permit.

TTC also offers on going project consultation, our project managers conduct reserach to determien t he required permits, provide a detailed project checklist which includes requirements needed to submit the permits. TTC will oversee the project until the project is approved.
